Geyser Repair in Brakpan

Geyser repair in Brakpan starts by finding which part failed: the element, the thermostat, a valve or the anode. Most faults are a part, not a new cylinder, and a tank is replaced only when the tank itself leaks.

What the geyser is telling you

Six signs, and the part that usually sits behind each one.

No hot water at all. Usually the element or the thermostat, or no power reaching the geyser. Each is tested with a meter before anything is swapped.

Lukewarm water that runs out fast. Often a thermostat set low or wearing out, or an element that has lost its output.

The board trips when the geyser heats. Most often an element leaking current to earth. Leave the geyser off rather than resetting it again.

A drip from the overflow outside. A valve letting water by, or water running too hot. It is a warning to act on, not a pipe to block.

Rust-coloured hot water, clear cold water. Corrosion inside the tank, which often starts once the anode has been used up.

Water in the drip tray or the ceiling. A fitting, a valve or the tank itself. Switch off at the board and close the geyser’s cold supply.

Inside the cylinder

A geyser fails from the inside, and the part that warns you is the anode

Why a steel tank lasts about as long as its anode, and what to ask for at any geyser visit.

In December 2022 the motor vehicle registration office at the Brakpan licensing centre had to close after a geyser burst overnight. The metro police said the water "flooded the whole building and all floors". A house is smaller, but the geyser in its roof holds a full cylinder above the ceiling, and once that tank splits, its water and whatever the mains keep pushing in come down through the boards.

The tank in an ordinary electric geyser is usually steel. Fixed inside it, normally hanging from the top, is a rod of a more reactive metal called the sacrificial anode. The water attacks the anode before it attacks the steel, so the rod slowly wears away while the tank stays whole. Anodes are sold as spare parts for standard tank sizes, and fitting a new one is a repair, not a replacement.

Once the anode has been used up, nothing stands between the water and the tank wall. Corrosion starts at the weakest point, often a weld or a fitting, and shows first as rust-coloured hot water or a stain on the casing. By the time water is dripping from the cylinder itself, the tank cannot be mended, and a new geyser is the honest answer.

A geyser cut open: steel tank inside insulation, element and thermostat at one end, the anode rod hanging from the top, valves on the pipes and a drip tray underneath. Steel tank Insulation Anode: wears awayso the tank does not Cold in Hot out T&P valve Pressure valve Drip tray Element Thermostat
Graphic: a horizontal electric geyser, cut open. Layouts differ by make; the parts are the same. The anode is the only part designed to be used up.

Two valves protect the tank as well. The pressure control valve on the cold supply holds the incoming water at the pressure the geyser is built for, and the temperature and pressure relief valve lets water out if either climbs too far. When one of them starts letting by, the overflow pipe outside runs steadily. That run asks for the valves to be looked at, and piping it out of sight hides the only warning the geyser gives.

So a geyser visit should look past the fault you called about. On the same visit a plumber can drain the tank down and draw the anode out, test both valves, and check the drip tray and its pipe. How long an anode lasts depends on the water and the make, so this page gives no interval; what it can say is that a worn rod costs little next to a new cylinder.

At any geyser visit, ask for the anode to be checked. A worn anode is a part; a weeping tank is a new geyser.

How a geyser repair is priced

No figures here: the price depends on the part and the geyser, and it is written down before work starts.

Said on the phone

What the visit costs and what that includes. If the fault sounds like a part that can be carried, the plumber brings it on the first visit.

Written before work

  • The part, named by make and size, and the labour.
  • Extras that only show once the tank is open, a worn anode for one, on a separate line you can accept or refuse.

What moves the number

  • Whether the geyser can be reached or a ceiling board must come out.
  • Draining and refilling for an element or an anode.
  • A new cylinder, quoted only when the tank leaks.

From a cold shower to hot water again

Four steps on a geyser call, with the power off before anything is opened.

  1. Say what it is doing

Cold, lukewarm, tripping, dripping or leaking, and since when. The make and size from its label help too.

  2. Isolated, then tested

Power off at the board, then the element, thermostat and valves are tested with a meter to find the failed part.

  3. The part shown and priced

You see what failed and get the price in writing. A new cylinder is offered only when the tank leaks.

  4. Filled, heated and checked

The tank is filled and the air let out before the power goes back on. Then it is checked for heat, and the overflow for drips.

Geyser questions from Brakpan homes

Cost first, then the questions people ask before letting anyone into the roof.

What does a geyser repair cost in Brakpan?

It depends on which part has failed, so no figure is printed here. The visit charge is said on the phone, and the repair price comes in writing once the fault is found, with the part named by make and size.

Is an old geyser worth repairing?

While the tank is sound, usually yes: the element, thermostat, valves and anode are all parts. Once the cylinder itself weeps or bulges it is not, because a tank cannot be patched safely, and the quote will say that plainly.

How do I know a new geyser really is new?

Ask to see it in its box with its rating label before it goes up into the roof. The invoice should name the same make, model and capacity, so the label and the paperwork can be compared.

Can the anode be checked without replacing anything?

Yes. The tank is partly drained with the power off and the rod is drawn out and looked at. If there is still plenty of metal on it, it goes back in, and you have only paid for the time.

The board trips every time the geyser heats. What should I do?

Leave the geyser’s breaker down instead of pushing it back up. The usual cause is an element leaking current to earth, which is a safety fault, and the element can be changed without replacing the tank.

Why does the pipe outside drip all the time?

That pipe is the overflow. When it drips without stopping, either a valve is passing water or the tank is running too hot. It is the geyser asking for attention, so have the valves tested rather than blocking or hiding the pipe.

Who is allowed to replace a geyser?

Under Ekurhuleni’s Water Services By-law, changing a fixed water heater, or the valves that protect it, is reserved for a qualified plumber, a person supervised by one, or someone the City has authorised in writing. Many insurers also ask for a plumbing certificate after a geyser is replaced, so ask yours what it needs.

How long will I be without hot water?

For a part, it is the visit plus the time to refill the tank and let it heat. If a new cylinder is needed, the written quote gives the day it can be fitted, and you hear from the plumber if that day moves.

Often the next job after this one

  • Emergency plumbersWhen the geyser has already let go and water is coming through the ceiling.
  • Leak detectionA warm patch on the floor can be a hot-water pipe leaking under the slab.
